What drives the price up

  • Access. Tight sites, upper floors and long carry distances add labour hours before any work starts.
  • Hidden condition. Rot, old wiring, failed substrate — what's behind the surface is the most common change order.
  • Material grade. The spread between builder-grade and premium is often 40–60% on materials alone.
  • Season. Peak season for this trade carries a premium. Booking off-season can save real money.
  • Permits and inspection. Required more often than homeowners expect, and worth every dollar at resale.

How to spend less without regretting it

  • Get three written quotes on identical scope. Different scope makes prices meaningless to compare.
  • Book off-season where the trade allows it.
  • Do the demo or cleanup yourself if the contractor will price it that way.
  • Bundle related work — a crew already on site is far cheaper than a second mobilisation.
  • Do not cheap out on the parts that are buried. Waterproofing, flashing and substrate are the expensive things to redo.
